The right short-term rental cleaner turns every checkout into a guest-ready property without you having to be there. Choosing one comes down to five things: availability around your bookings, a clear scope, how they handle access and linens, what they report back, and whether they are properly insured and vetted. Here is what to look for and what to ask.
1. Can They Work Around Your Bookings?
Turnovers follow checkouts, not a fixed day of the week. Ask:
- Can they schedule from your booking calendar?
- Do they offer same-day and next-day turnovers, and is there a surcharge for same-day?
- How much notice do they need for a booking that lands close to the next one?

2. Is the Scope Clear?
Ask for a written list of what every turnover includes, room by room, and what counts as an extra. Check that the kitchen, bathrooms, bedrooms, living areas and high-touch surfaces are all covered, and ask how they handle outdoor spaces, dishes left by guests and periodic deep cleans.
3. How Do They Handle Access and Linens?
- Are they comfortable with lockboxes and keyless entry, and do they lock up when they leave?
- Do they follow condo or HOA building rules, such as parking and elevator use?
- Do they change linens using the sets you supply, and where should spares be kept?
4. What Do They Report Back?
A good turnover cleaner is your eyes on the property between guests. Ask whether they do a walkthrough before leaving and report anything damaged, broken or missing, and how they let you know.
5. Are They Insured and Vetted?
- Is the company licensed, bonded and insured?
- Are cleaners background-checked and trained?
- Do they bring their own supplies and equipment?
- What happens if something is missed, and how quickly will they come back?
- What is the rescheduling and cancellation policy?

Red Flags
- No written scope, or a price before they know the property
- Vague answers about insurance or who is coming into your property
- No way to report problems found during the clean
- No plan for close-together bookings
