Maintenance Cleaning for Seasonal and Snowbird Homes

A seasonal home needs a different cleaning plan from a home that is lived in all year. It sits closed for months, then sees full use for a season. The simplest plan has three parts: a thorough clean before you arrive, regular maintenance cleaning while you are in residence, and a clean when you close up.

Before You Arrive: Start With a Reset

A home that has been closed up collects dust on fans, blinds and sills, and Florida humidity can bring mildew to grout, caulk and shower corners. A clean before you return means you walk into a home that is ready.

  • If the home was cleaned well when you left: a standard clean is often enough, perhaps with blinds or the fridge added.
  • If it has been a long absence, or the home wasn’t cleaned when you left: book a deep clean, which adds blinds, door tracks, the inside of the oven and fridge, cabinets inside and out, doors, behind movable furniture and steam-cleaned tile floors.

You don’t need to be there. Leave a key or lockbox code, or gate and building access details, and the home is cleaned before you land. If you will want fresh sheets on the beds, add linens and leave your set where the team can find it.

While You’re Here: Regular Maintenance Cleaning

During the season, maintenance cleaning keeps the home at that standard. Each visit follows the standard checklist: bedrooms, bathrooms, the kitchen and living areas, with counters, sinks, showers, appliance exteriors, dusting, baseboards and floors. See what a standard clean includes.

  • Weekly if you host family and friends often, or have pets
  • Bi-weekly for most seasonal homes
  • Monthly for a lightly used condo

There are no contracts, so you can set the schedule for the months you are here. See recurring cleaning and plans.

When You Leave: Close Up Clean

A clean after you leave means the home sits clean, not with the last week’s crumbs and towels, and makes the next arrival easier. It is a good time to add the inside of the fridge once it is emptied, and linens if you want the beds stripped and remade with a fresh set.

While the Home Is Empty

Some owners book an occasional clean while they are away, for example before family visits or a few weeks before their own return. A cleaning visit covers cleaning only; checks on the home’s systems or maintenance need to be arranged separately.

Florida Details for Seasonal Homes

  • Humidity: grout, caulk and shower corners are where mildew shows first.
  • Dust from air conditioning: blinds and vent covers collect it while the home is closed.
  • Sand: near the beach, sliding door tracks and entry floors need attention when you arrive and leave.
